Canada Just Entered a Recession. I Just Got More Bullish.
Stay with me here…
Three negative quarters. The R word is now official. The political footballs are flying in every direction. And everybody you talk to is doing one of three things… justifying it, diminishing it, or blowing it completely out of proportion.
Here’s what almost nobody is telling you.
While Ottawa was downgrading Canada’s GDP outlook… Alberta was raising theirs. ATB just revised Alberta’s 2026 growth forecast from 1.8% up to 2.7%.
One number shrinking. One number growing. Same country.
That’s not a footnote. That’s the whole story.

GDP Is the Gateway Number
Let me be straight about why I care so much about one economic stat.
GDP sits upstream of everything you care about as a real estate investor. It drives interest rate decisions. It drives lender appetite. It drives job creation, migration, and rents.
Read it wrong, and everything downstream gets hard.
Read it right, and you’re investing into a wave that’s still forming.
But here’s the mistake I watch serious, intelligent people make every single cycle:
They read the national number and make a local decision.
You don’t buy “Canada.” You buy a property, on a street, in a city, in a province. The national headline tells you almost nothing about the market you’re actually standing in. The question is never just “what is the market doing?” The question an early mentor of mine drilled into me is better…
What is this market good for, right now?
People Are Voting With Their Moving Trucks
And right now, the people are answering that question for you.
Edmonton is #1 in the country for interprovincial migration, with roughly 24,000 net new people projected to arrive in the next year. Families are packing up, pointing the truck west or east or north, and landing where the jobs, paycheques, and affordability actually live.
People are voting with their moving trucks.
And moving trucks don’t read headlines. They follow the exact things GDP signals long before the news catches up.
This real estate game, at the end of the day, is a game of people. A study of GDP. A study of population growth. A study of jobs. A study of demand versus supply. Follow the people and you’ll usually find the opportunity standing right beside them.

A Breather, Not a Breakdown
Now, a word of caution, because the pendulum is real.
This market ran too hot, too quick. Then it swung back the other way. What I’m seeing right now is a market taking a much-needed breather… not a market breaking down.
And here’s the funny thing about human nature. When everything is running hot and out of control, everybody wants in. The moment the market pauses to catch its breath, everybody backs away.
That instinct is exactly backwards for the long-term investor. These are 10 and 20 year assets. This is not day trading. The macro pieces lining up underneath this market matter infinitely more than this quarter’s headline.
So when the noise gets loud, do what I do. Take a step back…
Then take three steps deeper.
Your Move Tonight
Don’t just nod along. Do this before you close the laptop:
- Stop quoting the national number. Pull the GDP forecast for the specific market you’re considering.
- Compare it to the national figure. The GAP is the opportunity, not the headline.
- Check one migration stat for that market. Are the moving trucks arriving, or leaving?
Invest in a market with a future, not with a past.
This Is Chapter One
Quick backstory. I was pulling research together for my inner circle clients and went down one rabbit hole… which led to another… which led to another. Before I knew it I was staring at enough material to publish a book.
So instead of burying you under one giant report, I’m breaking it into a 12-part video series. The recession behind the headlines. The supply story that genuinely shocked me, and I’m in this market every single day. The migration wave. All of it, one chapter at a time.
Part 1 is live now. Watch it here:
